What We Look For In A Property Manager


  • Should be a self-starter and have success working independently.
  • Excellent customer service and communication skills.
  • Need to possess firm resolve, integrity, and self-confidence.
  • Outstanding administrative, organizational, and interpersonal skills.
  • Computer experience preferred.


  • Review applications & certifications for compliance
  • Coordinate & maintain HUD EIV compliance
  • Review voucher request and Tenant data prior to sending to CA, and will respond to any TRACS errors. Assists with monthly TRACS transmissions for all Section 8/HUD programs
  • Ensure site compliance with all rules and regulations set forth by regulatory agencies associated with its subsidy programs
  • Travel (as needed) to properties to assist with compliance and/or staffing needs
  • Assist managers with compiling necessary documentation required to cure any non-compliance issues that may arise
  • Assist in delivering compliance training activities, including presenting power point presentations, lecture, preparation and testing
  • Assist managers in training on tenant certifications, annual certifications, compliance program training, etc.
  • Participate in property audit preparation and response
  • Review & maintain resident files for compliance
  • Assist Regional Managers with compliance needs
  • Assist Compliance Manager with annual updates to income/rent limits, rent schedules, and state reporting requirements
  • Provide support and cross-train with team members
  • Remain current with all updates and changes related to affordable housing program requirements
  • Other duties as assigned

Compliance Specialist- Full-time:

The successful candidate will have and/or attain extensive knowledge & experience in the affordable housing program regulations including Section 8, Section 42, Rural Development, and other federal, state, and local programs. This person will assist in the training of site staff and provide audit services and support as delegated by the Compliance Manager.

Lawnscape Supervisor- Full-Time:

• Scheduling of landscaping crews.
• Managing a portfolio of landscape maintenance contracts.
• Coordinating daily scheduling of mowing teams
• Processing invoices and service request.
• An entrepreneurial spirit to attract new business that can expand this growing division.
• Leadership qualities that will institute a positive and productive work environment
• Effective communication; verbal and written.

Seasonal Lawn Care

We are looking for two seasonal employees to assist in lawn care of our properties located in the Wells, Adams, Allen, Van Wert & Whitley County Area. This position will be paid $10/hour approximately 40 hours a week and typically last between the months of April and October.

Qualifications and Skills:

  • Able to follow instructions
  • Maintain a clean and safe work environment
  • Operate a variety of commercial lawn maintenance equipment
  • Must be reliable and work safely to produce quality results and take pride in your work
  • Ability to work both as a team or individually

Duties include, but are not limited to, mowing lawns, weed trimming, edging, and other general lawn maintenance.


Property Manager – Part-time:  Approximately 24 hours per week.


Property Manager – Part-time: Approximately 20 hours per week.

 A maintenance technician is a problem solver who can troubleshoot and takes pride in a well-kept property. Skills/experience required in a maintenance position, doing general handy work. Excellent Customer service & time management skills plus the ability to work independently. Need own tools and reliable transportation, ability to work flexible hours, including emergency calls. Pay based on experience.
